Foundation Repair Photo Album: Basement Walls and Basement Floor

These are photos of basement foundation walls and a basement floor, along with the footings needs to be completely replaced. The bandaid approach to the repair would leave the house and the foundation vunerable to more damage. The permanent approach will set the house on a solid foundation and allow a smooth restoration project on the upper levels

Faulty Floor Drain Trench

As you will see from the photos within this album, the approach to waterproofing this basement went terribly wrong. Someone had trenched out the solid concrete of the basement floor and replaced it with river rock. There were a number of these trenches installed. and all were leading to a floor drain.

Leaky Basement Wall and Floor Joint

After the trenching was done to take care of the water, you will notice that water is still leaking into the basement through the corner and down at the floor joint. The result of this waterproofing attempt is a complete failure. The water needs to be captured, directed to the sump, and then re-direct out and away from the property.

Failed Basement Trenching

This photo shows the trenching done in a basement, which was a failed attempt at waterproofing the foundation, and has allowed the floor to heave upwards. The cause of the floor heaving is from the soils surrounding the foundation perimeter, which now applies significant amounts of inward pressure on the foundation floors and walls because of the improper water drainage.

Heaved Foundation Floor and Footing Crack

In this album, this photo is a cracked wall just above the heaved foundation floor photo. This wall is cracked because the footing is being pushed at the bottom, causing the floor to be pushed and heaved upwards. Next to this wall is the basement wall affected by this wall and the floor below.

Stair-Step Cracks in a Foundation

As we pointed out in another photo, the adjoining wall is greatly effected by the lower part of the wall being moved in. In addition, the corner of the foundation has twisted. As a reminder, the corners of the foundation hold the majority of the weight of the house.

Foundation Repair Exterior Evidence of Wall Movement

On the other side of this wall is the interior side of this foundation wall, where the footing is moving inwards and heaving up. As you can see, the movement has also affected the outside structure as well. This is just one of several spots around the home that happens to be effected by foundation settlement.

Foundation Settlement

In addition to general soil movement along the foundation walls, this particular property is experiencing foundation settlement. The settlement will need to be stopped before the restoration project can take place.
